    What home improvements should be done before selling?

    Selling a property can be costly enough as it is without even factoring in home improvements.

    But the fact is, there are some home improvements that should be added to the budget before you put your property up for sale. Which home improvements are worth the investment, and which ones are just money down the drain? Read on to find out…

    YES: Painting 

    We’ve said it once, we’ll say it a thousand times. A simple paint job is an easy and inexpensive way to make your home seem like new. Repainting walls will cover any blemishes and help to enhance light in the space. Although coloured walls are trendy, white always works – and has longevity. Choose matte for everything except for doors and mouldings, which can be done in a semi-gloss. 

    NO: New rooms or features

    Why would you spend all your money putting an extension on the house or knocking down walls if you are just going to sell it? Trust us when we say there is already a market for your property as it is, just with a few smaller home improvements. On that note, a swimming pool really isn’t the drawcard people seem to think it is.

    Worn out flooring is one of those things that can quickly make your home look shabby. Replacing floors is surprisingly less expense and time-consuming than you might think. While carpets have a luxury vibe, we have to say that hardwood flooring is more popular with modern homebuyers due to its durability and versatility. Plus, they are so easy to clean, especially between viewings.

    Resist the temptation to install a brand new fridge, water boiler, clothes dryer, etc. This is often a decision the new homeowners want to make on their own. After all, they will have their own preferences, and state-of-the-art appliances may even be too much of a power drain for their budgets. If you want to upgrade anything, go for fixings such as tapware which are cheap to replace and give your home a polished look.

    Yes, definitely get your home professionally cleaned before opening your home to prospective buyers. While you can save a few pennies doing it yourself, you can definitely tell the difference with a professional clean. And it’ll save you a lot of hassle!
