    5 reasons a house won’t sell

It’s every homeseller’s worst nightmare: a house that won’t sell.

Despite the demand of the property market, it does happen… but it doesn’t have to. Read on to find out the main reasons why a house won’t sell and what you can do it prevent having a non-sale on your hands.

    1. Bad styling

Or, lack of styling. Property staging is there to make your home look its very best, entice the highest number of potential buyers and raise the selling price. Of all the properties BOWERBIRD Interiors has styled to sell, 95% have gone on to make a return on investment. Take, for example, this home in Maroubra which sold within 20 days and achieved 16x return on investment!

    2. Out of date

There’s a difference between a property having a antique charm and, well, looking its age. Run-down furnishings and fixtures are major turn-offs for buyers. You can easily renovate rooms with a fresh lick of paint, updating rusty metalware and double-glazing windows – all without losing heritage appeal. If not, you risk being left behind as modern buyers look for properties that will go the distance.

    3. Shoddy photography

A picture says a thousand words, so we don’t know why so many property listings still go out with poor photos. This can seriously devalue your property and reduce the number of buyers who will be interested in a viewing. It’s wise to invest in an expert property photographer who can help your home shine in its best light.

    4. Wrong price

It happens time and again – eager property sellers unfortunately pricing themselves out of the market. This can be common when people don’t sell with an agent who intimately knows the market and house price trends. Property may be competitive in Australia, but buyers can usually sniff out a raw deal.

    5. Wrong time of the year

Australia has a pretty resilient property market that even the COVID-19 pandemic couldn’t keep down. Still, the Christmas to New Year season is the quietest period, so you may have a tougher time selling your home during the holidays. Spring (August through the beginning of December) is when the property market really heats up, and it arguably the best time to sell your home in Australia.
